So as the proud owners of a ‘very’ small, unused and rather unappealing piece of land in London without planning we must now embark on a planning application for our eco house.
The site had a planning application refused 5 years ago for a conventional 2 storey house. The issue being that the site is at the rear of some gardens on one side and then is separated from the end of the other row of terraces on the street which it fronts. (by an electric substation)
Any structure proposed would arguably be out of keeping with the area but we feel we could do something far more sympathetic.
This starts with a single storey building which addresses one of the council’s previous concerns regarding the reduction of amenity space and outlook of neighbours.
Unfortunately when we review the original sketches for the site to start to look at more detailed drawings (from prior to the purchase) we realise our proposal of a single storey 2 double bed property will not actually fit on the site! So this needs to be looked it further!
We have decided to cough up the money and book a pre-planning meeting with the council to determine if what we are thinking is feasible given the unique nature of the site.
Whilst there are many potential objections that must be overcome we feel that anything short of a flat refusal by the council is positive and we have a shot. We will see how non-committal they are in the meeting…
We also hope that the approach that we are taking to a more sustainable building process and building a property that has minimal future impact on the environment will be viewed favourably by the council – they seem to be particularly forward thinking in this regard so fingers crossed.
We have now had to revert to options for a 2 storey property on the site which, although unique, in hindsight just does not feel right and is going against what we first hoped to achieve. The next suggestion as a potential option is that whilst a 2 double bed property may not be possible, can we fit a property with a double and a single bedroom?
The plans are being worked on to see if viable…
We can then decide how to approach the council, with which plans to submit as preferred scheme (as we have to submit just one in advance of our meeting), and then how and if we present the other site options to council in the meeting.
