A recent sign up to an auction alert service may have paid off with a potential eco plot.
I received an alert this week regarding a plot of land coming available in Surrey.
It seems it is by chance as the lot was sold previously but the purchaser did not complete.
Having just been to see it we think it has eco potential! A previous attempt to secure planning 5 years ago on the site failed but due to it being an uninspiring 2 storey house which the council deemed would negatively impact the outlook of surrounding houses.
However I think a more creative and sympathetic approach to planning may give potential for planning to be granted. This could be along the lines of building a bungalow with a flat green roof which would then actually improve the neighbours’ outlook (from the current derelict plot) rather than restricting it.
We plan to meet the council prior to the auction to see if they are open to our proposal, and ensure there is just not a flat refusal.
Secondly our hope is that the previous poor history of the site will scare off too many other potential purchasers.
If we were able to build a flat roof bungalow it could effectively mean a simple design. This can simply be designed as a rectangular box keeping build costs low and the potential for an offsite assembly.
We could then look at the design approach of super insulating the property and look at the designing to Passivhaus standards to minimize energy needs if passive solar gain is not an option due to flat roof.
The price that the plot went under offer for previously certainly seems reasonable and we would be willing to pay an equal amount, if not slightly more.
The site seems in a good location, slightly further afield that we had hoped, but if it has the potential we think it does then we will go for it!
We will know the outcome either way in just a week and a half.
