3rd time lucky?
Could this be it? Our plot for our eco house in London?
As I write today we have just had on offer accepted on a piece of land. This will now have been the third time someone has said ‘yes’ and agreed a price but hopefully this will be the first time the purchase goes through!
Given that this come so soon after I have commenced writing about London Eco House it seems to give a disproportionate view of the amount of time it has taken to find and agree a suitable plot.
As I have mentioned previously this will (hopefully) be the culmination of a search that commenced about 3 years ago and has been carried out in earnest since the start of 2010. If we are able to secure and purchase this land before the end of this year (2010) then I would say it has been a pretty successful year!
I would normally be very cautious not to discuss such an arrangement in these early and delicate moments (as nothing is yet legal) so I write with slight uncertainty but figure (in the words of Mr. D who was the last person to agree on the sale of his plot then change his mind; if it is meant to be, then it is meant to be)
I have just spoken with Mr. Y over the phone for probably the fourth time in the least 2 weeks. He does seem a genuine and honest guy , even though we have not met face to face, who had purchase this land about 5 years ago to develop himself and since then has not had the time, due to a lot of time being spent abroad with his job, and now not having the inclination. He has said on many occasions that it is best that he pass it on to someone younger and more ‘able’.
Speaking with Mr. Y today he has admitted to his plans to place the land in another auction and the deadline for that is this coming week! Previously he has also had it in auction where he had agreed the sale only for that person to be unable to complete on the purchase.
He admits to agreeing the sale previously for more money and that it is more than likely he may achieve more for it at a future auction but it happy to save any future hassle and time by selling it now. It seems we may have been lucky coming to him in this window of opportunity and agreeing a sale at what I would consider a sensible level but with him at the same time admitting a reduction in price that we is willing to accept.
Although some may say that you make your own luck…
We still have a few hurdles to jump or climb over yet, the first and major one being the money needed for the purchase…. Since the plot has planning permission for 2 flats it is double what we had been planning to spend and hence the money is not there to cover what is needed!
Time to get creative…..
